Do I need a building permit?
Usually. Virginia’s Uniform Statewide Building Code applies in every county and city. A one-story detached storage building of 256 square feet or less does not need a building permit. Most carports and garages are larger. Zoning approval can still be required even when a building permit is not.
Is a farm building treated differently?
Yes, if it qualifies. Buildings on a working farm used mainly for farm purposes, such as storing equipment or crops or sheltering animals, are exempt from the building code. They cannot be used as living space. Many counties ask for a signed farm-structure form, so ask before you order.
My property is near the Chesapeake Bay. Do I need anything extra?
Check first. In Tidewater localities, land near tidal shores and wetlands can be in a protected buffer where new buildings are limited. Ask the county or city planning office whether your spot is inside a Resource Protection Area before you choose the building location.
What about snow in western Virginia?
Snow loads are higher in the Blue Ridge and Alleghany highlands. Ask the building office for the ground snow load at your address. Tell us if snow from a taller roof could slide onto the new building.
How do delivery and installation work?
We review your building, location and site details before confirming timing. You prepare a level site and arrange required local approvals. Steep or narrow drives, gravel roads, gates and low limbs can make delivery harder. A quote request does not reserve an installation date.
Do I need to call 811 before installation?
Yes. Contact Virginia 811 at least three working days before work starts, not counting weekends and legal holidays. Tell them where the building will sit and that ground anchors will be installed.
Lines you own, such as power to a shop, are not marked through 811.
Where can I check flood risk?
Virginia’s flood risk map shows flood zones by address. Look up your property, then ask the local floodplain office about the building location.
