Do I need a permit?

Usually. South Carolina requires every county and city to enforce the building codes adopted by the state, so ask your county or city building office before you prepare the site. Also ask about zoning setbacks, and check HOA rules if you have them.

What wind rating does my building need near the coast?

Ask your building office for the design wind speed at your address. It is higher in the coastal counties than inland. Tell us if the site is open to the water or to large fields.

Does the Charleston area need an earthquake review?

Ask your building office. The Charleston area has higher earthquake design requirements than most of the East Coast.

Where can I check flood risk?

Look up the address on the FEMA flood map, then ask the county floodplain office about the building location. Near the coast, also ask whether any state coastal permit applies to the lot.

My ground is sandy. Does that change the anchoring?

It can. Sandy soil in the Lowcountry and Sandhills holds anchors differently from firm clay. We review the installation surface before confirming the anchoring.

How do delivery and installation work?

We review your building, location and site details before confirming timing. You prepare a level site and arrange required local approvals. Soft or sandy drives, gates, low limbs and standing water can make delivery harder. A quote request does not reserve an installation date.

Do I need to call 811 before installation?

Yes. Contact SC811 at least three full working days, and no more than 12 working days, before work starts. Tell them where the building will sit and that ground anchors will be installed. Marks are good for 15 working days.
