Do I need a permit?

Usually. Indiana adopts building codes statewide, and your city, town or county building and plan office issues permits for detached garages and accessory buildings. Some have size exemptions for very small sheds. Ask the local office before you prepare the site, and ask about setbacks at the same time.

Is a farm building exempt?

From the state building code, yes, if it qualifies. A building used only for farming, on the farm itself and not used for retail sales, is exempt from Indiana’s building rules. Many counties still require an improvement location permit for setbacks and height. A garage for the house is not a farm building. Ask your county plan commission what it needs.

What snow load and frost depth should I plan for?

Ask your building office for both. Northern Indiana, especially near Lake Michigan, gets more snow than the south. Frost depth sets how deep footings go if you pour a slab or foundation. Tell us where snow drifts on your property.

What if there are sinkholes on my property?

Parts of south-central Indiana sit on limestone with sinkholes. Don’t place a building or slab over a sinkhole or a low spot that holds water.

How do delivery and installation work?

We review your building, location and site details before confirming timing. You prepare a level site and arrange required local approvals. Field lanes, gates, soft ground and overhead wires can make delivery harder. A quote request does not reserve an installation date.

Do I need to call 811 before installation?

Yes. Contact Indiana 811 at least two full working days before work starts. Tell them where the building will sit and that ground anchors will be installed. Marks are good for 20 days.

Is a carport or metal building safe to shelter in during a tornado?

No. A carport or steel storage building is not a storm shelter. Shelter in your home, a basement or a safe room.
