Do you deliver to my part of Florida?

We serve the Panhandle and north and central Florida, down to about Tampa, Orlando and Melbourne. We don’t serve South Florida yet, including Fort Myers, Stuart, Palm Beach, Miami, Naples and the Keys. Check your ZIP at the top of this page for a definite answer.

What wind rating does my building need?

Start with the requirements for your address and intended use. The design professional also needs to consider the site’s exposure; one wind-speed number does not describe the whole design.

Does a coastal or open site need a different review?

Tell us if the site faces open water or has a long stretch of open ground around it. The design professional must assess the actual exposure. Do not assume a building specified for a sheltered lot suits an exposed site.

What should I check in Miami-Dade or Broward?

Both counties are in Florida’s High-Velocity Hurricane Zone, which has stricter building and product requirements than the rest of the state. Ask the building department which plans and product approvals are required for your project. Miami-Dade maintains a product approval database. An approval for a roof panel or door does not, by itself, approve your entire building or installation.

Are anchors part of the wind design?

Yes. The building, connections and foundation need to work together. We review the installation surface and any existing slab before confirming the anchoring. Do not choose the anchor arrangement from the roof style alone.

What if the property is in a flood zone?

Check the flood map and speak with your local floodplain office before choosing the building location or pouring concrete. Ask what applies to the proposed use and elevation. Wind requirements and flood requirements are separate checks.

What if there are sinkholes near my property?

Much of central and north Florida sits on limestone where sinkholes form. Don’t place a building or slab over a depression or a spot where the ground has settled. Ask your county if you are unsure.

Does my HOA need to approve it?

If you have one, get written approval first. Many Florida HOAs and deed restrictions limit carports, metal buildings, colors and placement.

How do delivery and installation work?

We review your building, location and access before confirming timing. You prepare the site and arrange required local approvals. Soft ground, standing water, gates and driveway restrictions can make delivery harder. Hurricane season (June through November) can delay crews. A quote request does not reserve an installation date.

Do I need to contact 811 before anchoring?

Yes. Contact Sunshine 811 at least two full business days before digging; the day you call, weekends and holidays do not count. Check the utility responses before work starts. If a contractor already arranged a locate, we can help coordinate with your installer to check that it covers the anchors. Private lines may need a separate locator.
